Specifying a commercial door without buying downtime
On a commercial opening, purchase price is a small part of the cost. The expensive part is the morning the shutter will not lift and the yard, the workshop or the shop front stops working.
This guide is aimed at facilities managers, owner-operators and contractors specifying a door for a working building rather than a driveway.
Start with the duty cycle, not the door
How many times a day does the opening cycle? A retail shutter that moves twice a day and a workshop door that moves eighty times are entirely different specifications, even if the opening size is identical.
Under-specifying the operator and springs against the real cycle count is the most common cause of premature failure we attend.
- Low cycle: shop fronts, secure stores, out-of-hours protection.
- Medium cycle: workshops, trade counters, small distribution.
- High cycle: production bays, cold-chain, logistics — where a high-speed door usually pays for itself.
Safety and compliance obligations
Powered industrial doors are work equipment. They need safe edges or comparable protection, a means of manual operation, and periodic inspection with records kept. In a workplace, that documentation matters as much as the hardware.
