A powered door in a let property should have working obstruction detection and an accessible manual release. Keep the installation and service records — they are the evidence that the equipment was maintained if anything is ever questioned.

Old counterbalance springs on a legacy up-and-over are a genuine hazard in a property you do not visit weekly. They are the component most worth replacing proactively.

Where properties are close together, yes — grouping visits reduces travel and keeps the per-door cost lower.
What records will I get?
Installation documentation, warranty details and service reports for each address, which is what most insurers and agents want to see.
Is it worth automating a rental garage door?
It reduces the risk of injury from lifting a heavy manual door and cuts complaints, but it adds a component that can fail. On family lets it is usually worth it; on garages used purely for storage, often not.
