Up and over garage door repair and servicing
Up and over garage doors usually go wrong in one of four ways: the springs weaken or snap, a cable or pivot arm wears, the lock stops catching, or the door drops out of alignment in its frame. Each of those can normally be repaired, and a periodic service catches most of them early.
Because up and over doors are the most common type on older homes in Northern Ireland, many are now decades old. We repair and service them, with 24/7 call-outs when a door is stuck or unsafe, and we will tell you honestly if a door has reached the point where replacing it makes more sense.

Canopy or retractable: why it matters
A canopy door pivots on arms and part of it sticks out over the drive when open. A retractable door runs fully back into the garage on horizontal tracks. They use different springs and fittings, so the first thing an engineer does is identify which you have. If you are not sure, look at whether the door sits under a track in the ceiling when open; if it does, it is retractable.
Common faults and what they mean
These are the symptoms that bring most up and over doors to our attention.

Springs: the main repair
Most up and over doors are balanced by springs at the sides. As they weaken, the door becomes heavy, drops when released or will not stay open. A snapped spring can make the door dangerous to lift. We replace springs in pairs so both sides pull evenly, then balance the door so it rises smoothly and stays where it is put. Do not try to adjust or replace the springs yourself.
Locks and handles
The lock on an up and over door usually works through rods that engage catches at each side. When the rods bend or the catches wear, the door either will not lock or will not open. What a service includes
A service is preventive rather than a fix for a single fault. It is the easiest way to get more years from an older door.
- Check spring condition and balance, adjusting where needed.
- Inspect cables, pivots and arms for wear.
- Lubricate moving points and clean the tracks.
- Tighten frame and fitting fixings.
- Test the lock and, if automated, the motor and safety reversal.
When to stop repairing
If the steel is rusted through at the bottom, the frame has rotted, or the same fault keeps coming back, money spent on repairs stops being good value. The same applies when parts are no longer available for an older make. - Usually. Springs, cables, pivots and locks are replaceable. Repair stops being worthwhile when the door or frame itself is badly corroded or parts cannot be found.
- Why is my up and over door suddenly heavy?
- A broken or weakened spring is the most likely cause. Stop using the door and arrange a repair.
- Do you service up and over doors?
- Yes. A service checks balance, springs, fittings, lock and any motor, and covers doors we did not install.
