Rotten timber subframe or rusted garage door frame
Most older garage doors are hung on a timber subframe fixed into the brickwork. When that timber softens, or a steel frame corrodes at the base, the fixings holding a heavy moving door lose their grip.
It is a slow, quiet failure, which is exactly why it tends to be discovered during an unrelated repair visit.
How to check yours
Two minutes with a screwdriver and a torch tells you most of it.
- Press firmly at the base of each upright — soft, spongy or crumbling timber is rot.
- Look for flaking rust at the bottom of steel frames, where water sits.
- Check whether fixings are proud, rusted or turning freely in their holes.
- Watch the frame while the door runs: any visible flex is a warning.
- Look for daylight or damp staining between the frame and the brickwork.
Why it matters more than it looks
The frame carries the door's weight and, on many types, the spring assembly. A degraded frame lets the door go out of square, which accelerates roller, cable and track wear — so the frame quietly causes the faults people attribute to the door.
In the worst cases, fixings pull out entirely while the door is moving.
Repair or replace
Localised rot at one base can sometimes be cut out and spliced. Widespread softening, or corrosion through the section, means replacement — and that is the natural moment to replace the door as well, since it has to come off anyway.

- Can you replace the frame and keep my door?
- If the door is sound, often yes. Where the door is also near the end of its life, doing both at once avoids paying twice for the same labour.
- Is a rotten frame dangerous?
- It can be. A heavy moving door relies on those fixings, and a frame that flexes visibly under load should be dealt with promptly.
- Do modern doors still need a timber subframe?
- Many current installations fix into the masonry with a steel frame, which removes the rot problem entirely.
- Will removing the old frame damage the plaster?
- It can disturb the reveal. We tidy it up and will tell you at survey if any decorating is likely to be needed.
- How long does frame replacement take?
- Usually part of the same visit as the door installation, so a standard job remains a single day.
